    We have properties available in Saskatoon’s core neighbourhoods, or you can build a Site home on a lot you already own

  2. Select a design concept

    We have developed and vetted a series of design concepts that you can use as a starting place for your home.

  3. Adjust for final pricing

    After selecting a design concept, we work with you to tailor your design concept to your needs and budget.

  4. Start the build

    Once we have a design sign-off and a signed contract, we’ll finalize construction permits for your home and begin construction.

    PLEASE NOTE: From design sign-off to completed construction typically takes six to eight months depending on permitting timelines.

 

 FREQUENTLY ASKED QUESTIONS

Can the layouts be customized?

Absolutely. From the length of the house on the site, to altering the placement of interior walls; with each concept you have the ability to create the spaces that suit your lifestyle and fit your budget. Each home we've built for clients has been a unique plan.

While there is much you can customize, there are certain common features and components of each concept that can't be altered - for example, the general position of the stairs, and the placement of certain load bearing walls.

You also have the ability to tailor the exterior finishes to suit your taste. Our pricing is based on common materials that we often use, however we are able to produce different exterior finishes as well.

During our initial design consultation, we'll walk through the design concept you’ve selected in detail so that you can see how we can tailor our plans to suite your specific needs.

Can you include a basement suite or garage?

Of course we can. We've built many homes with secondary basement suites and garages. During the preliminary budget-phase, we can provide a rough breakdown for both a basement suite, and a garage - you see those costs separated out from the main house pricing.

If you choose to go ahead with a Site build, we will work with you to confirm the finish details of the basement suite, just like we will with the main main suite.

Please note: All the secondary basement suites we build are legal in Saskatoon, and conform to modern building codes and standards.

Does Site provide a contractor mortgage?

If you choose to start a Site build, your construction will be managed by EVCO Developments.

Here's how the process works:

  1. At the start of an inquiry, we’ll provide you a ballpark budget estimate based on your design concept and other add-ons or feature requests. We can fine-tune that budget with you over the course of one or two review meetings. This will help you become confident in the pricing of your desired build before you’ve committed to a project.

  2. Before finalizing designs and the construction budget, you'll need to pay a small deposit.

  3. Once the deposit is received, we will finalize plans for construction permits with the City of Saskatoon, and prepare a construction contract between you and EVCO.

  4. Once signed, EVCO handles the financing of the construction with a temporary contractor mortgage on the property.

  5. When the build is complete, your new mortgage will clear the contractor mortgage off the property, and you'll own your home! You don’t start making any mortgage payments until the day you receive the keys to your home.

PLEASE NOTE: If you prefer to manage the construction financing, we are happy to work that out with you.

Can I provide the lot?

Yes you can! If you'd like to build on your own property, we'd love to help you make it a reality. Since we price our lots and design concepts separately, it's quite easy for us to price out a Site build on your property.

You can handle as much of the site prep as you want (demolition, coordinating new services, etc) however we suggest that we are involved to help coordinate any aspects you choose to handle yourself. If you'd like us to take on this work, we'd be happy to handle everything from demolition to handing you your new keys at your old address.

Can you find a lot for me?

If a lot we currently offer isn't the best fit for you, we can work with you to source a lot in a neighbourhood that best suits you. We are constantly evaluating and sourcing properties in Saskatoon's core through our brokerage relationships, and from off-market opportunities. If we know what you desire in a property (neighbourhood, size, orientation, etc.) we can help source your ideal lot.

However, lot sourcing can come with its challenges - one in particular being the timing. You may be ready to build a home now, however sourcing the right lot can take time. If you plan to go this route, plan to be flexible with your timing and living arrangements.
